TIPS FOR SELLING YOUR HOUSE

Curb Appeal! It's not just the house you are selling. Your exterior makes a big difference too! Landscaping makes a tremendous difference. Overgrown vegetation should be trimmed back or replanted with new shrubs. Weeds and other yard debris must be removed. The lawn should be kept mowed, and adding a few potted plants will bring color and warmth adding to your house's curb appeal.

Make a good first impression! Consider a new entry door, paint the existing one, or add a tasteful welcome sign. The entrance should be clean and uncluttered when potential buyers walk through the door.

Outside trim around the windows should be freshly painted if it's faded or chipped.

Make the home inside as clean as possible and remove all clutter.

A quick update! Wall paper and panelling, although very popular years ago is not popular now. A quick fix, just paint it!

Hardwood floors and ceramic tiles are gaining popularity, especially in high traffic areas such as hallways and kitchens. These floor options don't show the wear and tear over time as much as carpet does.

Window coverings such as valances or mini blinds are recommended rather than the more dated fibreglass curtains or vertical blinds.

If you have the money to spend on renovations, a full ensuite next to the master bedroom is a major selling point.

A kitchen is one of the most important rooms in the house. Consider investing in more cupboard space and counter space.

For showings, try to eliminate odors such as cigarette smoke, and pets. Scented candles in each room will update your look and cover odors better than heavy deodorant sprays.

Office space is very popular these days. Turn that old sewing room into an office.

Make sure that all your interior and exterior lights, and all faucets and drains are in good working order.

Workshop space? Clean up the clutter to maximize on the space.

When considering any additions remember that some things add little return in value, such as swimming pools, sprinkler systems or built-in vacuums.

Painting can be a very inexpensive way to update the home. Choose colors that can go throughout the house to give the feel that everything belongs together. Neutral colours are always recommended as opposed to darker shades.

If you are unsure of anything when it comes to upgrading your home for the purpose of selling, we strongly recommend you use professional services. The changes won't add to the selling price is the house suffers from unprofessional workmanship.
